General Questions

What type of rentals do you offer?
Furnished sleeping rooms in shared rooming houses in Sydney, Nova Scotia. Each tenant has their own private bedroom and shares common areas (kitchen, bathrooms, laundry) with other tenants.
What's included in the rent?
All rent includes: fully furnished bedroom (bed, mattress, dresser/storage), all utilities (heat, water, electricity), high-speed Wi-Fi, laundry facilities, and common area cleaning every 4 weeks by Rachel's Cleaning.
What type of lease do you offer?
We offer six lease types: Week-to-Week, Month-to-Month, Year-to-Year, and Fixed Terms of 4, 6, or 12 months. Year-to-year and fixed-term leases have discounted rates. See our Leasing page for details.
How much is the security deposit?
The deposit is 50% of one month's rent — the maximum allowed under Nova Scotia law. It's held in trust and returned within 10 days of move-out, minus any damages beyond normal wear and tear.
When is rent due?
Rent is due on the 1st of each month. Late payment fees of 1% per month may apply if rent is 15 or more days late (Section 11(8) of the NS Residential Tenancies Act).
How do I pay rent?
Rent must be paid by e-transfer to: rent@sydneyroomrentals.ca. Credit card payments can be made through the Tenant Portal.
What if I move in partway through the month?
You'll pay a prorated amount: (Days staying ÷ Days in month) × Monthly rent. For example, moving in March 15 to a $600/mo room: (17 ÷ 31) × $600 = $329.03.
Is parking available?
Parking may be available at some properties for an additional monthly fee: Charlotte St +$35/mo, Sutherland St +$25/mo, Cabot St +$50/mo. Availability is not guaranteed.
Can I have guests?
Up to 2 guests between 9:00 AM and 10:00 PM. Overnight guests are not permitted.
Can I smoke?
Smoking is permitted outside only. Dispose of smoking waste safely. Smoking indoors is strictly prohibited.
Can I paint or decorate my room?
No alterations are permitted — no painting, shelving, or use of nails/tacks/adhesives on any surfaces.
How do I end my lease?
You must provide one full calendar month's written notice using Nova Scotia's Tenant's Notice to Quit (Form C). For example, to move out April 1st, give notice by February 28th.
What if I need to break my lease early?
NS law allows early termination for: significant health deterioration, admission to a nursing home/care facility, significant income reduction due to health, or domestic violence victims with documentation.
Can I sublet my room?
You may assign or sublet with the landlord's written consent. The landlord cannot unreasonably withhold consent. A fee of up to $75 may apply for administrative costs.
What are 'statutory conditions'?
Legal requirements under the NS Residential Tenancies Act that automatically apply to every lease — covering landlord repairs, essential services, quiet enjoyment, and tenant cleanliness responsibilities.

Section 8(1) — Implied terms
If you have no written lease or the lease doesn't specify a term, your tenancy is automatically deemed to be a month-to-month lease.
Section 11(8) — Late payment fees
Late payment fees of 1% per month of monthly rent may apply if rent is 15 days late or more.
Section 12 — Security deposit maximum
Security deposits cannot exceed one-half of one month's rent.
Tenant's Notice to Quit (Form C)
Tenants must use the Province's Form C to formally end a tenancy. One full calendar month's written notice is required for month-to-month leases.
