We offer six lease types to fit your needs — from maximum flexibility to long-term stability with discounted rates.
Week-to-Week
Maximum flexibility. Renews every 7 days. Great for short stays or uncertain timelines. Notice: one week's written notice to end.
Month-to-Month
Most popular. Renews monthly. End with one full calendar month's written notice. Standard NS RTA terms apply.
Year-to-Year
~5% offAuto-renews annually. Discounted monthly rate. Requires 3 months' written notice to end.
Fixed Term – 4 Months
~3% offSet start and end date. Ideal for students. Does not auto-renew. Rent cannot increase during the term.
Fixed Term – 6 Months
~5% offSix-month fixed term. Slightly discounted rate. Rent locked in for the full term.
Fixed Term – 12 Months
~8% offBest rate. One year fixed. Best for long-term residents who want stability and savings.

Security Deposit
The security deposit is 50% of one month's rent — the maximum permitted under Section 12 of the Nova Scotia Residential Tenancies Act.
- Held in trust for the duration of your tenancy
- Returned within 10 days of move-out
- Deductions only for damages beyond normal wear and tear
- Interest accrues annually at the prescribed rate
Moving In Mid-Month
If you move in partway through a month, your first payment is prorated:
(Days staying ÷ Days in month) × Monthly rent
Example: Moving in March 15 to a $600/mo room — 17 days ÷ 31 days × $600 = $329
